Taking Back Downtown One Brownfield at at Time

Downtown redevelopment projects are often as challenging as they are important to the vitality of a town center. During the second webinar in our Colorado Brownfields Partnership series, participants learned about the market, financing, and environmental challenges behind the Gateway Station brownfield redevelopment in downtown Golden. For downtown Golden, strategy and creativity, along with a bit of persistence, enabled this brownfields project to successfully play a major role in revitalization.
Mark Heller, Executive Director of the Colorado Educational and Cultural Facilities Authority, and former Executive Director of the Golden Urban Renewal Authority, explained how through the support of a broad partnership and careful financing including urban renewal, this project successfully redeveloped a PCE-contaminated parcel in the heart of downtown Golden. The project resulted in replacing the blighted buildings with 35 residential condos, 20,000 sqft of commercial space, a 315-space, free public parking structure. Two more buildings currently under construction on pre-planned adjoining sites will add another 67,000 sqft of mixed-use capacity.
